As a Facilities Manager, you most likely look to the ceiling more than once a day, realizing that "one of these days..." you need to get rid of those old HID fixtures! The key being, "one of these days"!
But you've got a million other things on your plate, and the rebates aren't as good as they used to be, so what's the point? Well, you're still paying a hefty electric bill, THAT'S WHY! Typically, lighting is responsible for about 30% of a facility's energy con-sumption. That's not an insignificant amount! So as you can see, it would really behoove you to move that lighting retrofit/upgrade UP THE PRIORITY LIST!
WHERE TO START
Your first step should be to find out exactly what you have. But what does THAT mean? Well, it means more than just knowing the quantity of fixtures. You want to know...
* Total Quantity of Fixtures...
* Type of Fixture (Metal Halide, HPS, T5, T8, etc...)
* Approximate Wattage of each existing fixture...
* Current Light Levels (Measured in Foot Candles (FC)...)
* Are the FC too high, too low, or just right...?
* What is the Daily/Weekly/Yearly "Hours of Use"?
* What is Fixture Height...?
* Do you want to replace 1:1 (least expensive Labor and Materials...), or have a lighting engineer figure out the optimum fixture layout (more expensive Labor and Materials...)
Your professional Accurate Auditor will ask you some of these questions, but will derive most of the answers from his/her observations. Our experience often times allows us to know the answers at a quick glance.
GENERATING A PROPOSAL
After walking the floor, your Accurate Auditor will send their results to a trained Solution Specialist. This person, just like it sounds, will determine what the correct lighting solution is for your facility! They will take everything into account, and determine a fixture that has...
* Correct Lumen Output...
* Correct Voltage...
* Correct Quantity of Fixtures...
* Correct Controls (if necessary)...
* Correct amount of Emergency Fixtures (if necessary)...
And the Detailed Financial Analysis will show the following:
* ROI (Return on Investment)...
* Cost of Delaying Project...
* Minimization of Carbon Footprint...
* Cash Flow Analysis...
* Detailed Line-By-Line of Replacement Fixtures...
This detailed Quote/Analysis is much more valuable to you than a simple one-page proposal that gives you only the price. And it shows a higher level of professionalism, which means that you should be able to expect more from this person, too!
Most lighting Auditors charge by the Square Foot. But at the time of this writing, Accurate Auditors has simplified its fees, and quotes projects on a "per day" basis. If a job is out of town, then there may be a "plus expenses" aspect to it.
